Smartworks Picks up 270k sq ft in Noida on Lease for Nine Years 

The flexible office spaces provider has been growing in southern and western India and expects to expand its portfolio to 10 million sq ft by 2022

BENGALURU: Flexible office spaces provider Smartworks has picked up more than 270,000 square feet (sq ft) in Noida through a longterm lease spread over nine years. This is its largest facility with a seating capacity of 5,500 and is adjacent to the Delhi-Noida Expressway. 

The Delhi-based co-working spaces operator has signed eight new lease agreements totalling around 800,000 sq ft across Bengaluru, Chennai, Pune and Noida since the beginning of this year. 

Smartworks’ total footprint has touched around 2.8 million sq ft, with a total investment of $25 million so far. “We are very bullish on scaling our business in the existing cities. Around 60% of these facilities are operational and the remaining will go live in a month’s time as we have already signed up clients for each one of them,” said cofounder Harsh Binani. 

Smartworks has been growing in southern and western India since early 2019 and is expected to expand its workplace portfolio to 10 million sq ft by 2022. “Smartworks has clocked over ?100 crore in revenue and has been profitable for an entire year at the corporate level,” Binani said. Currently, it has 35,000 seats spread across 23 centres in nine cities, including the national capital region (NCR), Mumbai, Bengaluru, Hyderabad, Pune, Chennai and Kolkata. 

“Smartworks is into a large-format play and the average space take-up by each of our clients is about 280 seats, spread across about 10,000 sq ft,” said Binani. The office spaces market grew 21% yearon-year in the first half of this year, according to industry tracker JLL. “Net absorption of office space across top seven cities touched nearly 22 million sq ft,” it said. The growth in demand was driven by co-working players (15% of overall leasing) and IT/ITeS space (37% of overall leasing), JLL .

[Funding Alert] Awfis raises $30M in Series D from ChrysCapital, Sequoia, Three Sisters

Awfis will use these funds to further its core commitment towards building the largest network of futuristic workspaces, to introduced new and innovative products and services, and to establish fresh micro-markets in India.

New Delhi-based co-working space provider Awfis has raised $30 million in its fourth round of funding from marquee investor ChrysCapital. The round also saw participation from its existing investors Sequoia India and The Three Sisters Institutional Office.

According to the startup, this fundraiser will be utilised to further Awfis’ core commitment towards building the largest network of futuristic workspaces. The company is also planning to introduce new and innovative products and services, to establish fresh micro-markets in the country.

The coworking space provider claims to have 30,000 seats across 63 centres in nine cities with a member base of more than 25,000.

Awfis services more than 1,500 companies with a clientele portfolio across enterprises like
Syngenta, Dun & Bradstreet, Duff & Phelps, Hinduja Global Services, Vodafone, Reliance, Hitachi,
Blazeclan, Syngenta, Zomato and Practo. At present, it has a total real estate portfolio of two million sq ft across India.

Awfis competes with WeWork, Cowrks, 91Springboard, B-hive, and Smartworks, among others.

Thailand’s MQDC enters India with first co-working centre in Delhi, leases 22,000 sq ft from DLF

Magnolia Quality Development Corporation (MQDC) develops, invests in, and manages residential, mixed-use, commercial, and hotel projects.

Thailand-based real estate firm MQDC is entering the Indian property market by taking on lease 22,000 sq ft from realty major DLF to start its first co-working centre in the national capital, a senior company official said on Friday.

Magnolia Quality Development Corporation (MQDC) develops, invests in, and manages residential, mixed-use, commercial, and hotel projects. It develops projects under brands like Magnolias, Whizdom, The Aspen Tree, and Mulberry Grove.

“We are entering into the Indian real estate market with our first co-working centre named ‘Whizdom Club’ at Greater Kailash-II in South Delhi. We have taken 22,000 sq ft area from DLF to open this facility comprising over 400 seats,” MQDC India Real Estate Director Chulamas Jitpatima (Amy) told PTI.

She said the company has invested Rs 12 crore to set up this co-working centre.

“We are targeting students, start-ups and small and medium enterprises as well as corporates,” Amy said.
The company is yet to finalise price per seat but will offer discounts to students and start-ups, she added.

“With the launch of ‘Whizdom Club’, we aspire to create a space that not only hosts creativity and ideas but also nurtures and supports all members for a better tomorrow. The aim of this innovative space will be to provide a co-working hub that will help corporations, rising entrepreneurs, aspiring students, and SMEs (small and medium enterprises) to meet their business and networking goals in an inspiring environment,” Amy said.

MQDC Vice-President (Whizdom Society) Krissayuth Chavavitayatham said, “Delhi is our first location as the city offers demographic diversity, besides being the fastest-growing metropolitan city with a robust ecosystem and a thriving business culture.”

The co-working segment has grown rapidly in India during the past three-four years because of rising demand of flexible workspace from start-ups, professionals and corporates. Already, the total stock of such space has reached 23 million sq ft across seven major cities in India.

WeWork India leases 1.22 lakh sq ft from Panchshil Realty in Pune

This new centre in Pune, expected to be launched early next month, will have a capacity of over 2,000 seats, they added

US-based co-working operator WeWork is expanding its India business and foraying into Pune market where it has taken on lease over 1.22 lakh sq ft office space to launch 24th centre in the country. According to sources, WeWork has taken 1,22,165 sq ft office space in Panchshil Realty’s  commercial project ‘Panchshil Futura’ in Pune, Maharashtra. 

This new centre in Pune, expected to be launched early next month, will have a capacity of over 2,000 seats, they added. 

At present, WeWork has 23 co-working centres in India with a total capacity 39,000 seats spread over three million sq ft area. It has 9 centres each in Bengaluru and Mumbai, while another 5 in Gurugram, Haryana. 

When contacted, the spokesperson of WeWork India declined to comment. A spokesperson of JLL India, which facilitated this leasing transaction, too declined to comment. 

Last year, WeWork India head Karan Virwani had said that the company offers desks starting from Rs 7,000 and up to Rs 40,000 per month depending on the locations and facilities. He had also mentioned that all of WeWork’s centres in India are profitable. 

The co-working segment in India has gained momentum in the last few years. Already, this segment contributes 15-20 per cent of the total office space leasing. 

Apart from WeWork, the other major players include Regus, CoWrks, Awfis, Smartworks, GoWork, Skootr, Innov8, IndiQube, Avanta, 91 Springboard Creator’s Gurukul, GoHive and OneCulture, and Plus Offices among others. 

Founded in 2010 by Adam Neumann and Miguel McKelvey in New York, WeWork is a platform for creators, providing members around the world with space, community, and services through both physical and virtual offerings. Globally, it now has a presence in 528 locations in 111 cities across 29 countries. On Wednesday, WeWork announced its plans to raise capital through an initial public offering.
